What We Get Called For in Greenwood Village

Water damage isn’t always dramatic. Sometimes it’s a line that ran behind a wall for weeks, and sometimes it’s two in the morning and the water is still coming. We handle all of it. These are the calls that come in most.

Supply lines and appliance connections

The small lines feeding a toilet, a sink, a dishwasher, a fridge, or a washing machine. One of the most common water losses we get called for, and a line under pressure can put down a serious amount of water in minutes, not hours.

A water line that breaks on an upper floor

Water works down through the structure, so a break upstairs can do more damage on the levels below than on the floor it started on. It seeps behind and under cabinets and turns up in rooms that looked fine.

Water heater and sump pump failures

Tanks tend to fail past about ten years, and a sump pump often quits during a power outage, when it’s needed. Either one can put a lot of water on a lower level quickly, usually with nobody standing there when it starts. What to do when a sump pump fails →

Sewer backups and contaminated water

A line backs up into a finished lower level and what comes with it is contaminated. The porous materials that soaked it up generally come out, the hard surfaces get cleaned and disinfected, and drying only happens once the space is clean.
If you’re looking at one of these right now, you don’t have to sort out the cause before you call. We can often help you narrow it down over the phone. (303) 660-6216

How far the water actually traveled

One of the things we look for is how far the water actually traveled through the structure, not just where it’s sitting on the surface. Water doesn’t always stay put. It runs under baseboards from room to room, drains down floor vents, wicks through grout lines and the seams between wood floor planks, and follows the framing to the level below.
It doesn’t take the path you’d expect, because a house isn’t built in straight lines. It finds the seams in drywall, travels along the back side of a ceiling, runs down pipes and through chases, and moves under carpet into the pad. When a line breaks and water moves down levels it can seep behind or under cabinets, which is why the cabinet face and the floor in front of it can look untouched.
The edge of a loss is important to determine and it isn’t always easy to tell. When a significant amount of water is involved we map it with moisture meters, so what’s wet and what isn’t is a reading instead of a guess. That matters more the moment water crosses something, a ceiling, a floor, a shared wall, because then the space that has to be dried isn’t only yours.
A Free Damage Assessment tells you how far it went. If you’re not sure where to start, get us on the phone and we can help put a game plan together.

Extract, Dry, & Rebuild

When you call, we work out on the phone whether somebody needs to be there now or the morning is fine, and what to do and not do in the meantime. In an emergency we give you a ballpark and get moving, because the damage won’t wait on a detailed estimate. Work that isn’t urgent gets scoped in detail first, and reconstruction always does.
On site we stabilize first. Standing water comes out, drying equipment goes in, and the damage stops spreading. If materials are too far gone or won’t dry in a reasonable timeframe we take them out, and we walk you through what we’d recommend pulling and why before any of it comes out. Then we dry the structure and track it with readings until it hits its dry standard. Once it’s dry, it’s dry.
If there’s rebuilding to do, the company that dried the space is the one that puts it back. One company from beginning to end. No handoff gap.

Is a Claim the Best Option for Me?

One thing you can go do in the first hour, while the water is still being dealt with, is find out what your deductible is and whether it’s a flat amount or a percentage. Filing a claim doesn’t change whether the damage has to be addressed, so those are two separate clocks. Knowing the number lets you decide well instead of fast.
Not every water loss is worth a claim. Some land close to or under the deductible, and every claim you file goes on your history whether it pays out or not. We never want to push you toward a claim you don’t need. With years of experience in the industry and with insurance, we help you make the best decision for your situation. A Free Damage Assessment gives you a real read on the scope and what it’s likely to cost, so you’re deciding with actual information. If you do file, we handle the documentation and stay in step with your adjuster.

When You Can Handle It, and When to Call

If a small amount of clean water sat on a hard surface and you can dry it fully within a few hours with a wet vac and some fans, you’re probably fine on your own. That’s a real answer, not a setup. Before you decide, there are a few things you can look at. Is there any bubbling on the baseboards. Is the bottom of the vanity swelling or absorbing. Did it reach carpet. If it never touched carpet or drywall, you’re more likely okay. Looking is yours to do. Reading what’s behind the wall is ours.
When you’re not sure which side of that line you’re on, call us. We can often tell from a few photos or a quick conversation. (303) 660-6216

It's worth a Free Damage Assessment when:

  • You see bubbling or swelling at the baseboards or the base of a vanity
  • Water reached carpet and pad, drywall, or a wood floor
  • A line broke inside a wall or above a ceiling, so it ran where you can't see it
  • It sat for more than a few hours before anyone found it
  • The water was contaminated, or it crossed into a space that isn't yours

Frequently Asked Questions

For an active water emergency we move to get a crew on site for extraction and stabilization. The sooner standing water is out and drying starts, the less of it works into materials you’d rather keep. Greenwood Village is minutes from our Centennial office. Call (303) 660-6216 and we’ll tell you what to expect.
Whoever holds responsibility for the space. We work with homeowners, landlords, property managers, and HOA boards, on single family homes, office suites, and multifamily buildings. Tell us who approves scope and who handles the insurance side, and we’ll keep both of them in the same loop, with the same photos, moisture readings, and documentation.
Yes. What came back up is contaminated, so what can be saved changes. We contain the space, take out the porous materials that can’t be disinfected, clean and disinfect what stays, and dry it only after it’s clean. Then we rebuild what came out. Don’t wade in. Call and we’ll walk you through what to do until we get there.
It can. Water that gets behind a baseboard or under carpet pad sits where the dry air in the rest of the building never reaches it, and a wet wall cavity stays dark and humid whatever the weather is doing outside. So drying gets measured instead of eyeballed, and we don’t call a structure dry until the readings say so.
No. Filing a claim doesn’t change whether the damage has to be addressed, so we can start stabilizing while you’re still working out whether filing makes sense. We work with every carrier and we document as we go, so if you do file, the scope, the photos, and the readings are already there.
Yes. Forefront serves Greenwood Village and Arapahoe County (water, fire, mold, and full reconstruction) from our Centennial office. Call (303) 660-6216 any time; we dispatch 24/7 and reach most south-metro addresses quickly.
